What Box? School #3: Lessons In Structure Stacking
During What Box School #2, a wonderful creative deal structure that would have given the investor exactly what she wanted was missed by most folks on the Zoom call. At today’s third and final What Box School, we’ll look at why the “obvious” creative structure was missed by so many.
By the way, you can watch What Box School #1 and #2 by going to BillandKimCook.com. They’re free.
How do you know which deal structuring tools to use when putting a creative offer together? Listen to the seller! Almost always the seller will tell you how he/she wants the deal structured.
But listening to the seller is not enough. We must write down what she says. To do this, we use a T-bar. You’ll see a T-bar in action during today’s class. A T-bar is BY FAR the most important document I use as a real estate investor!
During this class, we’ll look at our third and final Structure Stacking deal.
Yesterday, someone asked why own investment real estate. To reach our full potential, to become our best selves, we must have time to focus on the projects God put us on earth to accomplish.
Being financially free allows us to escape the daily grind. Financial freedom allows us the needed time to develop into our best selves.
Real estate investing is our investment vehicle of choice. Everybody we know…EVERYBODY WE KNOW…wants to live in a nice, safe, well-maintained home. The product (good homes) is always in high demand!
Mastering creative deal structuring allows us to buy more homes, better homes, in better neighborhoods, at prices and terms we can comfortably afford.
